DPC cavity trays in cavity wall construction – don’t get caught out!

…contractors and housebuilders run the risk of failing to obtain National House Building Council (NHBC) Warranty on properties or developments if they don’t conform to cavity tray requirements

As of 1st January 2023, all plots starting or at Damp Proof Course (DPC) level are required to comply with NHBC Standards clause 6.1.17, by only using appropriate flexible DPCs and avoiding low-density polyethylene.

Cavity trays are used in masonry constructions to prevent the downward movement of water within a cavity and ensure that any water is deflected to the exterior of the building envelope. While not new, the guidance has been enforced by NHBC after finding that several sites were not following it correctly.

What NHBC has said

According to the Standards:

  • Flexible (plastic or rubber) DPC used as a cavity tray should be designed to prevent the downward passage of water or moisture through the tray.
  • Cavity trays should be provided at interruptions to the cavity (e.g. window and door openings
  • and air bricks) unless otherwise protected.
  • They must meet the requirements of BS EN 14909 and have a third-party certification that confirms their suitability for use as a cavity tray.
  • Manufacturer’s literature confirming their suitability for use as cavity trays should be readily available and recommendations for appropriate use and installation should be followed.
  • Low-density polyethylene DPC conforming to BS 6515 alone are no longer accepted as cavity trays.
