Project Overview
IKO worked with ISD Solutions to support the roofing package for a new 621,138 ft2 distribution centre at Panattoni Park, Aylesford, Kent. Built for a major UK retailer. The facility forms part of a 90-acre industrial development and was designed around large-scale chilled, frozen, and ambient logistics operations.
The building includes 342,130 ft2 of chilled storage, 103,795 ft2 of frozen capacity, ambient logistics space with robotic automation technology, and a 26,640 ft2 office area. Photovoltaic panels and EV charging infrastructure formed part of the wider project strategy, while the completed facility achieved BREEAM Excellent certification and an EPC A rating.
For the roof, a bespoke 1.5mm IKO Armourplan PSG single ply membrane was specified and fully adhered using IKO Spectrabond Low Foaming PU Adhesive.
Challenges
The roofing specification needed to respond to the scale of the building and the operational demands of frozen, chilled, and ambient temperature-controlled areas. Across the 45,000m2 roof, the waterproofing system needed to meet the required U-value calculation, provide the necessary wind uplift resistance, and integrate with cold store panels.
Because the membrane was fully adhered, installation control was critical. Adhesive coverage needed to be applied consistently across the insulated panel facings to achieve the required bond while protecting the thermal and structural performance of the cold store construction.
Programme pressure added another layer of complexity. Around 650 drums of IKO Spectrabond Low Foaming PU Adhesive were required, above standard stockholding volumes, so deliveries had to be planned carefully in line with the installation sequence. Working at height across a roof of this scale also demanded close coordination, regular inspections, and consistent site quality assessments.
Solution
IKO Armourplan PSG was selected for the project as a glass tissue-reinforced and polyester fleece-backed PVC single ply membrane suitable for fully adhered applications. The membrane was bonded directly to the cold store panels using IKO Spectrabond Low Foaming PU Adhesive, a moisture-cured, single-part polyurethane adhesive for suitable substrates.
IKO coordinated the supply of the bespoke 1.5mm IKO Armourplan PSG PVC membrane through its UK-based manufacturing and transport network. Close collaboration with the adhesive manufacturing partner to support the availability of IKO Spectrabond Low Foaming PU Adhesive was also required to deliver the roofing system on time and stay aligned with site requirements.
Technical support was provided from the outset, including input from a dedicated IKO site engineer with regular inspections during the works. This helped confirm installation methods against the specification and enabled technical queries to be addressed quickly as the project progressed. ISD Solutions’ experience in cold store roofing applications also supported delivery across the main roof, perimeter detailing, penetrations, and cladding interfaces.
The completed roofing works formed part of a major commercial logistics facility designed for temperature-controlled distribution at scale. Early coordination between the manufacturer, contractor, and main contractor helped support programme continuity, installation quality, and technical compliance across a demanding roof build-up.
The project also contributed to workforce development through ISD Solutions’ Traineeship Programme, giving new entrants practical site experience alongside formal study towards a Construction and the Built Environment HTQ Level 4 qualification.
