We work with all parties to thoroughly discuss and understand project requirements. This helps us identify the correct roofing and waterproofing system for specification.
For refurbishment projects, an assessment of the roof surface and sub-layers, carried out by our skilled and experienced Area Business Managers, will give you a thorough analysis concerning the condition of your roof. A full and comprehensive survey includes: Visual and physical inspections, detailed defects analysis, a comprehensive report, and photographic records.
Technical calculations following the pre-project consultation. This includes wind load, U-value, condensation risk, weight load, and drainage calculations, which are compliant with current UK Building Regulations. IKO has a comprehensive library of Standard CAD Details to complement our specification service. We also have a number of BIM Objects available.
The solution that will be presented comes from combining the initial three stages within our process (consultation, survey and design). The final IKO specification document includes: Specification criteria, condition survey (where applicable), specification summary, specification build-ups, schedule of materials, installation guidance, guarantee offer, and design details.

With comprehensive selection and training criteria and nationwide network coverage, you can be confident that, whatever location your project is situated in, your installation will be managed to the highest possible standards.
IKO Technical Engineers carry out regular on-site inspections to monitor and report on system installations. This is to ensure the project is being installed in accordance with the official IKO specification. Ultimately, it helps determine if we are happy to issue an IKO Guarantee.
It's important that any construction work comes with a guarantee for the peace of mind of all stakeholders. However, not all guarantees offer the same cover, varying drastically between contractor and manufacturer. IKO can offer a comprehensive range of Single Point and Linked Guarantees to suit project requirements. It's important to understand the Terms and Conditions of any guarantee, as well as the exclusions and limitations that apply. Like many other parts of a building, flat roofs should be regularly inspected and maintained to ensure a long service life and to maintain the IKO Guarantee. Industry guidelines for the maintenance of flat roofs are given in BS6229 and in our maintenance guides, which are also available below.
IKO Single Point Guarantee
IKO Single Point Guarantees are often preferred by specifiers and building owners, as the responsibility for all the elements of the guarantee, including workmanship defects, material quality/performance issues, and design input, is placed with the product manufacturer.
If there is a problem with the roof during service, the client only has to call the manufacturer to get the matter resolved, regardless of whether the defect is material or workmanship related.
An IKO Single Point Guarantee is the most comprehensive guarantee we can provide. It covers all the components of the installation, including:
- All materials manufactured, marketed and supplied by IKO.
- The IKO Registered or Approved Contractors’ workmanship.
- Any waterproofing design undertaken by IKO.
IKO Linked Guarantee
IKO Linked Guarantees allow contractors, who undertake their own work, the added benefit of being able to offer a manufacturer’s guarantee covering the waterproofing materials used (underwritten by their workmanship), providing this is done in accordance with IKO recommendations and good practice throughout the term of the guarantee.
The guarantees are dual signatures, one from the waterproofing supplier and the other from the installing contractor.
An IKO Linked Guarantee covers all the components of the installation, including:
- All materials manufactured, marketed and supplied by IKO (covered by IKO).
- The IKO Registered or Approved Contractor covers their workmanship for the guarantee period.

Disposal of Materials
When disposing of remaining IKO products or materials, particularly those containing harmful content such as adhesives, the handler should refer to the official Material Safety Data Sheets, which can be requested.
