Resource efficiency in action: Commercial roofing and waterproofing systems
In 2024, IKO launched a pilot single ply membrane take back scheme. Trialled in partnership with a large national supermarket chain, this initiative centred around the collection of clean offcuts from live installation sites and returning them to our Clay Cross facility for reprocessing.
Once returned, these offcuts were recycled using in-house technology and repurposed into Damp Proof Course (DPC) membranes, saving usable materials from being sent to landfill.
Key outcomes from the pilot included:
- 910kg of PVC waste diverted from landfill
- 100% of collected offcuts successfully reprocessed
- 2,471kg COâ‚‚e in net emissions savings
- Avoided extraction of 546kg of non-renewable and 364kg of renewable resources
This closed-loop process provides proof-of-concept for a more sustainable approach to commercial roofing. Following the pilot, we are exploring ways to scale the take-back programme across more projects and product lines, supporting our wider ESG goals to reduce embodied carbon in our products and supply chain (Scope 3).

FAQs
What is commercial roofing and waterproofing?
Commercial roofing and waterproofing uses specialised systems designed for retail and leisure spaces. Unlike residential roofs, commercial roofing systems are engineered for larger structures that must withstand high foot traffic and keep customers, staff and stock protected from the elements. These systems include options such as single ply membranes, bituminous roofing and liquid-applied waterproofing, each tailored to meet specific project and performance needs.
How much does a commercial roof inspection cost?
A commercial roofing inspection by IKO is free of charge regardless of the size, type and accessibility of the roof. It is, however, important to regularly assess the condition, identify any issues and provide maintenance or upgrade recommendations before undertaking a commercial roofing installation or refurbishment. Get in touch with the IKO team to arrange an inspection.
How long do commercial roofs last?
The lifespan of a commercial roofing system varies depending on materials, design and maintenance. Systems such as single ply or bituminous membranes can last 20 to 40 years (please refer to specific system guarantees) or more, when properly installed and maintained. Regular inspections and preventative maintenance help extend the service life of any commercial roofing installation.
How much does commercial roofing cost?
The cost of a commercial roofing system depends on the type of system selected, the size of the building, insulation requirements, and the complexity of the project. Higher-performance systems may involve a greater upfront cost, but the right specification can support durability, thermal performance and whole-life project value.
How to choose a commercial roofing contractor?
Selecting the right commercial roofing contractor is crucial for ensuring both performance and compliance. Choose an approved contractor with expertise in commercial roofing systems, strong safety standards and proven experience in similar projects. A reputable contractor ensures correct installation and guarantee cover.
What guarantees are offered on IKO commercial roofing systems?
IKO provides manufacturer-backed guarantees on specified roofing systems. You can receive a Single Point system guarantee, covering workmanship, materials and waterproofing design, or a Linked system guarantee, which combines IKO material cover with workmanship by an IKO-approved contractor. Guarantee terms (duration and coverage) vary by system and specification; please confirm details with IKO at contract stage.
