Project Overview

Preston College is one of Lancashire’s largest further education providers, with more than 20,000 learners enrolled at any given time. Since opening in 1974, the college has expanded to two campuses: Fulwood and Moor Park.

Upon inspection, it was found that the waterproofing system, installed over two decades earlier, had severely deteriorated. Visible signs of punctures, delamination through hydrolysis, leaks and standing water not only hindered college operations, but also posed health and safety risks to pupils and faculty members.

Challenges

This large-scale project to replace and repair the roof of a publicly-accessed site had to be completed within the college’s limited budget and with minimal disruption during term time.

In addition, the team encountered two specific challenges. The complexity of scaffolding needed for the build meant that structures would have to be dismantled and reconfigured, all while maintaining safety and continued access for students on campus.

Furthermore, high curbs on site meant that getting work vehicles closer to roofed areas would prove difficult. A solution was needed to minimise disruption that didn’t require machinery to occupy the college car park during term time.

In addition, coordinating multiple contractors all working in unpredictable weather conditions demanded an exceptional project management plan, clear communication and compliance with safety standards.

Solution

Installation of IKO’s flat roofing solution was carried out by an IKO-certified workforce. IKO field engineers attended the site to ensure the correct installation methods were adhered to before issuing a materials guarantee of 25 years.

To tackle scaffolding and access challenges, ensure efficient progress and preserve safety on this busy public campus, IKO and the K Pendlebury & Sons Ltd contracts team developed a detailed and coordinated project management plan. This approach allowed for sections of scaffolding to be safely dismantled and reconfigured in stages.

To overcome curb access issues, a series of metal ramps were developed to bring vehicles and machinery closer to roof areas, avoiding disruption to the main car park, which was appreciated by the college.

A dedicated Contracts Manager remained on site throughout to oversee the initial setup, monitor progress, maintain consistent quality and respond to changing weather conditions.

This high level of planning, coordination, and on-site presence played a key role in the successful delivery of the project, which was completed eight weeks ahead of schedule – a significant achievement for such a large-scale installation.
