Warm Roof System

Cold Roof System

This flat roof configuration places insulation within a ventilated void space below the roof deck and above the internal ceiling. This form of roof design is no longer recommended, as proper ventilation and effective vapour control at ceiling, level are difficult to achieve. Other hybrid roofs sometimes have insulation both above the deck and inside an internal void (below the deck). This can result in serious condensation problems unless the insulation thickness above and below the deck can be balanced. Depending on internal humidity, this can be impossible to achieve, in which case this type of hybrid roof is not recommended.
Composite insulated decking panels are also available. These must be installed strictly according to the manufacturer’s instructions, and their use over high humidity areas will often be restricted.

Green Roof System

Green roofs are also known as eco-roofs and are designed to create more outdoor space. Over the last 15 years, green roofs have been used to maximise the occupational space within a new building.

We have seen a wide range of recreational uses including running tracks, football pitches and gardens.  IKO can support the design and specification for both extensive and intensive green roofs depending on the design brief. They are popular within urban environments; unlike brown roofs, these are spaces that can be used not just by the wildlife.

The benefits of these green roofs include thermal efficiency, more space for the occupier, which will ultimately impact the client’s asset.

IKO have both a BUR Felt solution IKO Roofgarden and our Hotmelt Anti-Root which are both suitable for use within a brown roof installation. Specifications will be recommended in line with your overall scheme requirements.

Inverted Roof System

Where extruded polystyrene insulation is placed above the waterproofing layer and loaded with ballast, paving slabs or roof garden finishes. This is a satisfactory roof design, particularly where a roof finish will receive pedestrian and other traffic. However, a greater thickness of insulation is needed to allow for the cooling effect of water draining beneath insulation and the supporting structure must be designed to accommodate the additional loading required for the insulation. An inverted roof needs no additional vapour control layer, as the waterproofing also performs the function of the VCL.

Brown Roof Systems

Brown roofs traditionally are self-vegetate substrates where windblown and wildlife migration of seeds create the roof finish. They are popular within urban environments and are designed to replicate what has been removed from the area prior to construction. Often this is a wonderful use of the excavated material and one that is often a criterion of the build. However, caution should be shown to ensure no ‘building material’ is caught up in this and damage the waterproofing. IKO have both a BUR Felt solution IKO Roofgarden along with our Hotmelt Anti-Root which are both suitable for use within a brown roof installation. Podium Roof System

With the increased need to provide outdoor space, it is now more common than ever to create podium or plaza areas from which commercial or private use can be enjoyed. Commonly as landscaped areas or car parking. The waterproofing of these areas is critical to investigate leaks once the finished levels have been installed. The areas used daily will lead to significant disruptions and potentially consequential losses for the building owner.

Ballasted Roof Systems

Ballasted roofs are inverted or warm flat roof systems where the waterproofing membrane is secured against wind uplift and protected from other exposure and mechanical damage by a layer of gravel or paving – known as ballast.

Inverted roof systems

Inverted roof systems are insulated roof structures with the waterproofing membrane placed under the insulation. This ‘upside-down’ sequence means the structural roof deck is waterproofed first, then insulated and finally finished with ballast such as gravel or paving slabs.

Warm Roof Systems
